Average Remodeling Costs


Two-Story Addition:

Over a crawlspace add a 24' x 16' two-story wing with a first-floor family room and a second-floor bedroom with full bath. Addition features a prefabricated fireplace in the family room, 11 windows, and an atrium-style exterior door. Floors are carpeted and walls are painted drywall. The 5' x 8' bathroom has a fiberglass bath/shower, standard-grade toilet, wood vanity with cultured marble sink top, ceramic tile flooring, and mirrored medicine cabinet with light strip above; bathroom walls are wallpapered. Add new heating and cooling system to handle the addition.

Minor Kitchen Remodel:

In a functional but dated 200 sq. ft. kitchen with 30 linear feet of cabinetry and countertops, refinish existing cabinets, install new energy-efficient wall oven and cook top, new laminate countertops, new mid-priced sink and faucet, wall covering, resilient flooring, and repaint. Job includes new raised-panel wood doors on cabinets.

Major Kitchen Remodel:

Update outmoded 200 sq. ft. kitchen with design and installation of new cabinets, laminate countertops, mid-priced sink and faucet, energy-efficient wall oven, cook top and ventilation system, built-in microwave, dishwasher, disposal, and custom lighting. Add new resilient floor. Finish with painted woodwork and ceiling. Include 30 linear feet of semi-custom grade wood cabinets and counter space, including a 3' x 5' center island.

Bathroom Addition:

Add a second full bath to a house with one or one-and-a-half baths. The 6' x 8' bath is within the existing floor plan in a location convenient to the bedrooms. Include cultured marble vanity top, molded sink, standard bathtub with shower, low-profile toilet, lighting, mirrored medicine cabinet, linen storage, vinyl wallpaper, and ceramic tile walls and floor in tub area.

Bathroom Remodel:

Update an existing 5' x 9' bathroom that is at least 25 years old and with new standard-size tub, toilet, and solid surface vanity counter with integral double sink. Install new lighting, faucets, mirrored medicine cabinet, and ceramic tile floor and walls in tub/shower area (vinyl wallpaper elsewhere).

Master Suite:

On a house with two or three bedrooms, add over a crawl space a 24' x 16' master bedroom with a walk-in closet. Master bath includes dressing area, whirlpool tub, separate ceramic tile shower, and a double-bowl vanity. Bedroom floor is carpeted; floor in bath is ceramic tile. Extend existing heating and cooling.

Family Room Addition:

Add a 24' x 16' light-filled room on a new crawl space foundation with wood joist floor framing, matching wood siding on exterior walls, and matching existing shingle roof. Include drywall interior with batt insulation; 180 sq. ft. of glass, including atrium-style exterior (doors, windows, and two operable skylights); and hardwood tongue-and-groove floors. Extend existing heating and cooling.

Home Office:

Convert an existing 12' x 12' room into a home office. Install custom cabinets configured for a desk, computer work station, and overhead storage, and 20' of laminate desktop. Rewire room for computer, fax machine, and other electronic equipment as well as cable and telephone lines. Include drywall interior and commercial-grade, level-loop carpeting.

$12,265 - $17,400

Attic Conversion:

In a house with two or three bedrooms, convert unfinished attic with rafters to 15' x 15' bedroom and 5' x 7' shower/bath. Add four new windows and a 15' shed dormer. Insulate and finish ceiling and walls. Carpet unfinished floor. Extend existing heating and cooling. Retain existing stairs.

Average Total:
$48,575 - $63,150

Siding: Cover 1,250 sq. ft. of existing wood siding with double-four vinyl siding, including trim.

Average Total:
$6,750 - $9,030

Windows: Replace 10 existing 3' x 5' windows with vinyl windows in same size openings, including new trim. Replace sashes, frames, and casing.

Average Total:
$5,900 - $8,350

Deck Addition: Add a 16' x 20' deck of pressure-treated pine supported by 4 x 4 posts set into concrete footings. Include a built-in bench, railings, and planter, also of pressure-treated pine.

Average Total:
$8,670 - $11,000


Average construction costs, excluding design fees, were obtained by surveying members of the Washtenaw Remodelers Council.  The survey results were tabulated, the highest and lowest estimates for each project were eliminated, and the remaining estimates averaged to arrive at the costs shown on the following pages.

The range of costs demonstrates the challenge of pricing a remodeling project.  Standard square foot costs cannot be used to arrive at a project cost because each project is impacted by variables such as:

- condition of the existing structure
- your vision of the end product
- your individual service needs and expectations
- design complexities
- scheduling and clean-up considerations
- availability and skill level of labor and subcontractors
- cost and availability of specialized or customized materials
- building code requirements
- safety and environmental issues
- site accessibility
- and yes, even the weather!

Despite the variables and the uniqueness of each project, the Washtenaw Remodelers Council believes that it is important to provide prospective clients with an overview of estimated costs for various projects within our area. We have, therefore, assembled this information to assist you as you embark on your remodeling venture.

As soon as you begin to seriously consider a remodeling or renovation investment we strongly recommend that you select a Remodeler who will assemble the proper team members to help ensure a well-designed project within your budget and scheduling parameters.
